Letting agents are slightly different than estate agents but just as useful. It’s good to know why they are useful and why/when you should choose a letting agent over an estate agent. Here are a few quickfire examples:
Firstly, a letting agent specialises in the rental market, as opposed to estate agents, who work in a multitude of areas such as buying and selling properties outright without renting. While both useful, lanlords may want someone who solely focuses on the rental market, as they will not have any of their expertise potentially diluted with other information in other sectors.
Secondly, they are more of a messenger than estate agents, as they act as an intermediate between landlord and tenant, making voices heard and helping to resolve any issues.
They are also more tenent-focused, screening them to make sure their backgrounds are clean and that they can pay rent in full and on time.
Letting agents do not stop when an agreement has been reached. It is a continuous process that will involve constant retainment of their services as tenants will less likely to stay indefinately due to their renting status. Letting agents services are usualy more long-term, which will make them more appealing to those who just want them for a sale and nothing else.
Estate agents also value the properties, as this is a key element to determine a fair asking price. Since landlords are renting out their property, a full-house evaluation is much less of a priority.
However, letting agents will focus more on the upkeep and maintebnance of properties due to the need to keep it viable for current and upcoming tenants.
